The following “Rental Policy (GTC)” apply to all guests at THE CUBE VILLA KALIM Phuket.
Booking and payment
The person who books THE CUBE VILLA must be over 18 years old. Your reservation is valid as soon as we confirm it. Confirmation will be given immediately after your booking deposit has been received. The amount of the booking deposit payment (10% to 50%) depends on the season or the time of booking in relation to the check-in date. The full advance payment is required if you book at short notice (less than 30 days before arrival).
The balance payment of the remaining amount can be paid by bank transfer prior to arrival or at latest during the “check-in” procedure. Payment at Check-in shall be made in CASH (THB/USD/EURO), or on prior request with major Credit Cards (MasterCard, Visa etc., surcharge of 4% applies). Additionally we also accept realtime bank transfer to one of our bank accounts!
The rental price includes the following services:
- Regularly house cleaning and linen change (see details below).
- Electric & water consumption and WiFi (internet)
Please note: You make a significant contribution to environmental protection if you use the aircon only when/where it is necessary.
Security/damage deposit
A security deposit of USD 2,200 (or an equivalent amount in EUR/THB in CASH) is required at check-in. Guests are responsible for looking after the property, leaving it in good order and in a clean condition. Guests also undertake to pay for damages, breakages or losses they may be responsible for during their stay. The owner representative reserves the right to reclaim the rented property if the guest/tenant, members of the guest party or guest visitors cause excessive damage or mess.
The security/damage deposit will be refunded in full (or partly in case of any damage deducted), on the departure date.
Occupancy/Bedding
The maximum occupancy is up to 8 (adult) guests. Please note that only KING SIZE (Double Bed) bedding is provided. No extra beds can be provided!
“Check in and check out”
- Check-In: from 13.00 (1 pm) to 18.00 (6 pm)

Children
The stairs and the pool at THE CUBE VILLA are very attractive but pose a variety of dangers, especially for small children. You are fully responsible for the actions of your children. Children must be accompanied by adults at all times!
Liability for damage to house and furniture etc.
The guests are fully responsible for ensuring that the house, the furniture and any associated objects are not damaged. If something is damaged or lost, the guest will be held accountable. must pay for the damage incurred. If you smoke in the house, a fee of USD 200 will be charged for the additional cleaning, which will be mandatory. If damage is found upon checkout, guests will be held responsible for it.
Cancellation policy and fees
The booking deposit is generally non-refundable. In addition, the following fees apply in the event of cancellation:
- If you cancel within 30 days of check-in, 50% of the total amount will be charged.
- If you cancel within 14 days before the check-in date or if you do not show up, 100% of the total amount will be charged.
Insurance
THE CUBE VILLA strongly recommends that you take out comprehensive travel insurance at the time of booking to protect you and all those accompanying you for the whole time of your visit against illness, including evacuation, injury, death, loss of baggage and personal items, theft, cancellation and other travel contingencies.
Responsibility
Please note that the owners of THE CUBE VILLA will not be responsible for any loss or damage to personal equipment or property during your stay.
We are not responsible for any delays, additional costs or inconveniences that may be caused, directly or indirectly, by events beyond our control such as flight delays, civil unrest, fire, flood, unusually severe weather, force majeure, acts of government or failure of the government Machines or devices.
Cancellation by the owner
In the unlikely event that exceptional circumstances beyond our control require the booking to be canceled, we will refund any deposit paid by the guest (excluding interest, compensation or consequential loss of any kind).
No smoking
Smoking is NOT allowed in THE CUBE VILLA. Smoking is only permitted in outside areas, such as the balcony, terrace, and the inner courtyard. If there are signs of smoking, a cleaning fee of USD 200 will be charged. Smoking violates the rental agreement and might result in cancellation of the rental agreement without any compensation!
Maid and Cleaning Services
This is your vacation and you want to spend it in relaxation and comfort. Cleaning the villa is not part of that story! The following services are included in the villa rental rate:
Clean Up / Change of Linen
- Living Area | Kitchen: Daily
- Bedrooms & ensuite bathrooms: Every second day
- Changing laundry (bed linens/bed sheets/towels): Every third day
If you need additional cleaning or laundry, please get in touch with our concierge Khun “Narumon (Jazz)” on WhatsApp. She speaks English and Thai and is available for you every day between 9.00 am – 5.00 pm.
